We’ll start with any needed asphalt repairs, and then perform driveway sealing that will protect your asphalt for years.

Why is regular maintenance important?

Proper pavement maintenance, like driveway sealing and filling cracks annually with high-quality products, will extend the life of your asphalt and reduce long term repair costs.

Asphalt is durable, partly because of its flexibility. However, as it flexes with the earth, it will need crack filling to prevent water infiltrating the subbase.

Completing the maintenance with a quality sealer protects your asphalt from drying out too much, damaging UV rays, and fuel spills.

What are the benefits of an asphalt sealcoat?

Sealcoat can protect against ultraviolet rays, chemical spills and stains caused by oil leaks by creating an impenetrable thin layer over your asphalt. It also helps to withstand harsh weather conditions like extreme heat and cold, providing maximum protection for your asphalt pavement. It boosts curb appeal as well, creating a good first impression.

How long do I have to wait to use my asphalt surface after sealcoating?

The recommended time to wait to walk or drive on pavement after sealing varies. It depends on the type of pavement sealer selected, weather conditions and other factors, but it is usually a range between only a few hours for low-weight traffic like pedestrians, to 24 hours for driving on it.

Why do I need to wait to apply sealcoat until 6 months after installation?

Asphalt needs time to cure. When fresh asphalt is put down, the oils within the binder need to be washed away and cured by the heat of the sun, before you can apply a sealer.

“Curing” refers to the evaporation of oils from your freshly-paved asphalt. You might notice that on hot days, your asphalt seems softer. This is because the sun draws these oils from the asphalt, changing the asphalt from black to gray. Once these oils finish evaporating, the asphalt is left hard, durable, and ready to take on more traffic. [Source]

If you seal too early, the oils will mix with the sealer, causing the sealer to flake and crack.

Typically you want to wait a minimum of 6 months before applying sealcoat to fresh asphalt to give it time to fully cure, compact and settle. [Source]

Choose Our Service for All Your Needs

Asphalt maintenance including crack filling and applying quality pavement sealer with professional sealcoating equipment prevents water from seeping into weak spots of your asphalt pavement and causing further damage. It’s like a protective barrier for your asphalt surface – one that will provide years of long-lasting protection against the elements, so you can keep your driveway looking great for years to come!

Benefits of Driveway Seal Coating

We recommend quality asphalt sealcoating for all asphalt driveways and other exposed asphalt surfaces that may not receive enough traffic to knead the oils in the asphalt to the surface.

The asphalt-based sealant used in this process protects the surface against water penetration, oil stains, and helps to seal in oils that keep asphalt pliable and not brittle.

High-Quality Seal Coating Material

We offer high-quality products that will protect any surface type: driveways, parking lots, and more!

There are a few different sealcoating products. Some are coal-tar based and are like a thin layer of pure asphalt, others are acrylic. Each has its benefit. We’ll be happy to discuss the various products and which one we recommend for your driveway sealing project!
